The Eden District new construction project is situated on the historic Lloydpier. It has a comfortable courtyard with two fully grown trees. It has been designed to accommodate both private and collective purposes. All residents have their own private outdoor area surrounded by greenery. At the same time, residents are stimulated to use the communal courtyard to interact with each other and to engage in activities. Furthermore, children can use it as playing area.

The roof of the apartments situated on the Lloydkade is equipped with a Powernest© to generate solar and wind energy. It is the first Powernest© in Europe that has been included in the architectural design to ensure its high functionality and aesthetical appeal. Furthermore, additional PV panels will be installed on the highest roofs. The green courtyard provides an inviting playing area for children. And offers a wide variety of flora and fauna. Rain water will be collected and used to water the courtyard.

The many different types of residences enhance the quality and vibrancy of the area and can accommodate various kinds of people. The single-family homes are relatively large. They come with extra storey height, mezzanines and a ‘Maas window’: a glass bay window overlooking the Maas. The double façade facing the Lloydkade is also unique. This extra façade provides a sheltered and two-storey high outside area. The Kratonkade accommodates as many as seven different types of apartments, which all overlook the Schiehaven and/or the leafy courtyard.

The building has underground parking facilities, safe and out of sight. Many residences have at least one private parking space. The single-family homes located at Loods Borneo even include private access to the car park. In addition, residents can use the two car-sharing vehicles provided by Juuve. The bicycle shed is located close to the entrances to stimulate bicycle use.

The Eden District project was obtained via an architectural competition. At that time, the municipality requested the design of family apartments. However, when the apartments were put up for sale, the demand for family apartments was limited. The team then conducted extensive market research and concluded that the plan contained too few single, starter and senior apartments. The family apartments however, had already been designed and partially sold. In the end, new apartments were designed conform the initial plan, without the façade having to be adjusted. And that paid off.
